Terms of Service
These terms govern your use of UnitKey. By creating an account, you agree to these terms. If you don't agree, please don't use the service. We've kept this as short and plain as possible.
1. Who can use UnitKey
UnitKey is designed for residential landlords in the United States who manage their own rental properties. To use UnitKey you must:
- Be at least 18 years old
- Provide accurate information when creating your account
- Have the legal authority to manage the properties you add
We reserve the right to refuse service to anyone for any reason, at any time.
2. What UnitKey provides
UnitKey is a software tool that helps you organize your property management tasks — tracking tenants, rent, maintenance requests, and expenses. It is a productivity tool, not a legal service.
UnitKey is not a law firm and does not provide legal advice. Nothing in the app — leases, notices, templates — constitutes legal advice. Consult a qualified attorney for legal questions about your rental properties.
We make reasonable efforts to keep the service available and accurate, but we do not guarantee uninterrupted uptime or error-free operation.
3. Your account
You are responsible for keeping your password secure and for all activity that occurs under your account. If you suspect unauthorized access, contact us immediately.
You may not share your account with others or create accounts on behalf of other landlords without their consent.
4. Subscription and billing
Free plan — allows management of one property with no charge. No credit card required.
Core plan — $19/month (billed monthly) or $149/year (billed annually). Unlocks unlimited properties.
Auto-renewal — subscriptions renew automatically at the end of each billing period. You'll receive a receipt email from Stripe before renewal on annual plans.
Cancellation — you can cancel your subscription at any time from Settings → Billing. After cancellation, you retain Core access until the end of the period you've already paid for. After that, your account drops back to the free plan (limited to one property).
Price changes — if we change our pricing, we'll give you at least 30 days' notice by email before the new price applies to your renewal.
5. Refund policy
Monthly plans — you can cancel at any time. We do not offer prorated refunds for the current billing month.
Annual plans — annual subscriptions are non-refundable. If you cancel an annual plan, you keep access through the end of your paid year but will not receive a refund for the remaining months.
Exceptions — if there is a technical error on our end that prevents you from using a paid feature, contact us within 7 days and we will evaluate a refund on a case-by-case basis.

6. Acceptable use
You agree to use UnitKey only for lawful property management purposes. You must not:
- Enter false or fraudulent tenant or property information
- Use UnitKey to harass, discriminate against, or harm tenants
- Attempt to access other users' data
- Use the automated email feature to send spam or unsolicited commercial messages
- Reverse-engineer, scrape, or otherwise attempt to extract data from the platform
- Use UnitKey in any way that violates applicable local, state, or federal law
Violation of these rules may result in immediate account suspension without a refund.
7. Your data
You own your data. By entering property and tenant information into UnitKey, you grant us a limited license to store and process that data solely to provide the service to you.
You are responsible for ensuring you have the right to enter and store tenant personal data (name, email, phone). By doing so, you represent that you have a lawful basis for collecting and storing that information under applicable law.

8. Limitation of liability
UnitKey is a software tool — it does not mediate, advise on, or take responsibility for the relationship between you and your tenants.
To the maximum extent permitted by law, UnitKey and its creators are not liable for:
- Legal disputes between landlords and tenants
- Rent payments not collected or tenant defaults
- Loss of data due to circumstances beyond our reasonable control
- Any indirect, incidental, or consequential damages arising from use of the service
Our total liability to you for any claim arising from use of UnitKey will not exceed the amount you paid us in the 12 months before the claim.
9. Termination
By you — you can close your account at any time from Settings. All your data will be permanently deleted.
By us — we may suspend or terminate your account if you violate these terms, engage in fraudulent activity, or if we are required to do so by law. We will try to give you advance notice except in cases of serious violations.
If we shut down UnitKey entirely, we will give you at least 60 days' notice and provide a way for you to export your data.
10. Governing law
These terms are governed by the laws of the State of Texas, United States, without regard to conflict of law principles. Any disputes will be resolved in the courts of Texas.
11. Changes to these terms
We may update these terms from time to time. If we make material changes, we will notify you by email at least 14 days before the new terms take effect. Continued use of UnitKey after the effective date means you accept the updated terms.
